Protective coatings are chosen from a data sheet rather than a color deck. The exposure decides the system: chemical contact, immersion, hot tires, abrasion or fire all point at different products, and each one has its own surface preparation requirement.
That preparation is most of the work. Slabs are mechanically ground rather than merely cleaned, and steel is prepared to the standard the coating actually requires. A sealer put over a slab that was only swept has nothing to key into, and it wears through first wherever the traffic is.

- Epoxy is usually a two-part system with flake or grain broadcast into the coat. A sealer is typically one part, rolled or sprayed on, and its job is to keep dirt, grime, water and oil out of the concrete so the floor cleans up easily. We apply sealers. The two words get used interchangeably, so it is worth agreeing which one you are picturing before anyone quotes it.
